OFFERING A TAILORED SERVICE TO YOUR PROPERTY JOURNEY.

OUR SERVICES

An upfront fee will be charged on initial instruction. This will include a walk through video, photographs of your home, room by room,  measurements of the property and any other relevant information to assist us in gaining the best price possible for you.

 

One of our JGP boards will be fitted to promote your home locally.

 

We will then create a professional listing that will then be marketed onto live property portals including Property Pal and our website, as well as our growing social media channels with Facebook, Instagram and TikTok.

 

We in turn can help you find your new home making the whole process of selling & buying hassle free!

Once your property has been listed with us, we will meet prospective tenants on your behalf. References will be obtained including photographic ID.

 

Preparation and signing of an Assured Shorthold tenancy agreement will also be carried out. The first month’s rent & deposit will be collected and credited directly to the landlord.

 

Management of the property, including repairs and maintenance and direct liaising with the tenants will be the responsibility of the landlord.

After our marketing has been carried out and your home has been listed online, we will deal with all enquiries. This will include accompanied viewings, with both evening & weekend appointments available. We offer direct communication at your convenience, beyond the typical 9-5 agency hours..

 

We provide regular updates on marketing and advertising, along with instant feedback after each viewing. Our team handles all offer negotiations, using our market expertise to secure the best price for your home. Once your property is sold, we will provide regular updates to the solicitors until completion and key handover. All of this is done for a fair percentage of the sale, with no fees if your property doesn't sell.

This is a premium service and will include all the marketing of your property alongside the services in our lettings package. Additional work will include inspection reports throughout the tenancy on a periodic basis.

 

We handle all rental payments and transfer them directly to your preferred account. We'll register the tenant's deposit with TDS and take meter readings. On moving day, James Gorman Property will meet your tenants for the key handover at the property.
